There are some myths in the real estate industry that we see people taken by time and time again. Much like any falsities, these “myths” can almost bear a truth to them because people tend to believe in them so strongly. A good place to get some perspective if from your real estate professional – so if you give us your trust for a moment, here are some myths busted that could change how you see home selling.

Myth 1: The best time to sell your home is in the spring or summer.Myth Busted: While this may hold some truth for families with kids planning to purchase a home around the school year schedule for the sake of moving, this doesn’t hold up when it comes to the majority of homebuyers. People buy and sell houses all year round, and the winter or fall is just as good a time to sell your home as the spring or summer. The thing to consider here is that there are many types of homebuyers that may be interested in your home. Investors, young professionals, retirees, and so on. Sell your home when you are ready.

Myth 2: List high to have room for negotiation.Myth Busted: Your listing price needs to be considered very carefully. List too high, and you risk scaring off potential buyers for your neighbourhood. Also, an overly high price may cause your home to be on the market for longer, which may send the wrong signal to any other potential buyers. Knowing the market is important for finding the right price for your home considering the neighbourhood, your home itself, and any potential buyers.

Myth 3: Only the inside counts for selling – staging the outside doesn’t affect potential buyers.Myth Busted: Amazingly, this comes up time and time again. Think about this for a second though: you are a potential buyer and you walk up to a house you’re interested in and the yard and façade look shabby and rundown. Despite what the inside looks, the first thing running through your head – your first impression – is not a good one. This could really affect any offers coming in. And you, as the seller, want to get the most out of your home sale. So think about the complete picture your home presents – outside and all!

Myth 4: There’s only one way to sell a house.Myth Busted: We are creatures of habit. People have been selling real estate the same way for a very long time here in Toronto, and so many are convinced that it’s the only way to go. Well, the truth is that a sale is a sale. And in this modern age, with all of the technology we have at our hands so easily available that everyone uses day in, day out, why not take advantage of these tools and reach out to as many people as possible in the easiest way possible.
