Top Staging Tips – Inside Your Home
When selling your home, staging is an absolute must. Staging is what makes the house feel like a home to potential buyers, so it’s crucial to make it feel warm and welcoming.
Studies have shown that proper home staging can increase the price you get by as much as 6.3%.
“Staging” your home, by definition, means setting the scene for immediate buyer interest in your property. You want people to see your home in its best light.
We previously discussed staging the outside of your home and how it can help you boost the price. However, to be really effective, you need to look at the inside of your home as well. After all, buyers are after what’s on the inside, so it’s what ultimately sells the property. That’s why in our next article we will cover some of our main tips for staging the inside of your home.
1. De-clutter.
Decluttering your rooms is one of the easiest and most cost-efficient things you can do to increase the price of your house. Clutter takes a lot of your house space, and you’re trying to sell that space to buyers, so logically, if you have less of it, you will receive less for it.
Although decluttering may sound like a lot of work at first, it might be easier to think of it like this – you’re moving anyway, so why not start packing now and save yourself the trouble later on? Plus, it costs nothing and brings more profit, so you can also think of it as a part-time job.
Pack up everything you don’t need and store the boxes out of sight in the garage. If your garage is a point of interest as well, you can always rent out a small storage locker or ask a friend to offer you their space for a short time while you’re selling the house.
You can also remove any off-season and old clothes, put away the unnecessary decor, and any stuff that looks out of place or takes too much of it. You will see that in the end, your house will appear much bigger, more elegant and open for new hosts to start imagining themselves in it.
Home selling is about letting the buyer imagine their life in the house and what their belongings are going to look like – not yours. So, put away your things and let your buyers enjoy what can be their future home.
2. Organize your closets
Although seemingly an unimportant selling point of a house, your closets can be a major plus when buyers look at the house. Why? Because people love having as much space as possible and will surely open your closets to check how much of it they would get.
You don’t have to buy a completely new closet or demolish your bedroom walls to get more closet space though. There are some simple tricks you can do to give the impression that your closets are bigger and have more storage space than they actually do.
For instance, you can fold similar colors of clothes together so they are nice and tidy, divide the shelves into sections – pants together, skirts together, shirts together, etc., or take out part of your clothes of the closet that are old or too big to declutter the space.
Why do all of this?
Because it will make the closets look bigger. (Really.)
An organized, decluttered closet appears bigger, and you want your closets to look as spacious as possible. Believe it or not, it’s a huge selling point.
3. Make your home look like a model
You want to de-personalize as much as possible so potential buyers can imagine themselves and their own belongings occupying the space in your house.
That means minimizing – putting away everything you don’t need or use. Clear off kitchen counters as much as possible – stash all those appliances you don’t use, and put miscellaneous small clutter in a few attractive baskets or boxes. Leave only the minimal details that are not directly attached to you and of course, that fit the space.
More importantly, put away your family portraits, personal collections or anything that ties your house to you. When people look around and see nothing but your family photos or personal belongings, it will be difficult for them to envision this as their home. Instead, it will feel as if it’s only yours.
4. Let The Light Shine In!
Lighting, lighting, lighting! In every room and every type of it. It does wonders for any room, regardless if your goal is to bring light into it, bring focus to an element or make it look bigger.
Of course, natural light is always the best type of light and should be your preference, but if your house doesn’t allow it, there are thousands of lighting fixtures that can do the job just as good. Even if there is a minimal amount of natural light, you can always buy oversized mirrors to reflect it and illuminate the space.
Buy a few lighting fixtures in the form of lamps, hanging lights, dimmed lights or any other lighting elements you believe would fit your space.
Don’t go overboard though. There is no need to put a lamp in every corner and every counter in your house. Beauty is in the details.
And the biggest tip of all?
Imagine yourself as a potential buyer looking at your property for the very first time.
What impressions are you getting? Would YOU buy your house? What would you like to see changed before you put an offer on your house?
